What EY can do for you

EY teams work with attorneys, family offices, and estate and trust advisors to value real property for estate tax, gifting, and transfer purposes. We recognize that each situation is unique, and we tailor our approach accordingly, providing the following services:

  • Valuation of residential and commercial real estate assets located in the US and internationally in accordance with Internal Revenue Service (IRS) guidelines and the Uniform Standards of Professional Appraisal Practice (USPAP) — EY experience covers office, industrial, retail, residential and hospitality assets as well as more specialized asset types, such as senior housing, single family rental homes, health care, student housing, cell towers, vacant land, data centers and manufacturing facilities
  • Preparation of recommendations regarding appropriate discounts for lack of control and marketability for partial interests, considering applicable IRS rulings and regulations
  • Valuation of business enterprises and other closely held business and intangible assets
  • Review and testing of appraisals prepared by other valuation firms
  • Real estate portfolio review to identify key risk factors and assess whether portfolio returns are being improved
  • Collaboration with estate and trust tax professionals on all aspects of business and estate planning

Some examples of our experience with estate and trust portfolio valuations include:

  • Valuation for estate tax purposes of a portfolio of noncontrolling interests in entities holding over 100 residential, office, land and retail properties located in Northeast US, with our scope of work including the valuation of a 100% interest in the real property as well as the noncontrolling interest in each entity
  • Valuation of noncontrolling interests in approximately 70 strip shopping center properties for estate tax filing purposes, which was subsequently reviewed by the IRS as part of an audit and was accepted without modification
  • Valuation of a 200-property portfolio consisting of residential, office, retail, hotel, apartment, and condominium properties located in the US and Israel for estate administration and tax planning purposes
  • Valuation of 20 luxury residential buildings in Manhattan and over 40 entities for gift tax purposes
  • Valuation of a portfolio of noncontrolling interests in entities holding over 25 residential and commercial properties located in New Jersey for estate tax filing purposes
